The community is built for walkability and green space, and it’s close to Jacksonville’s northern job corridor. This combination is a big draw for remote workers and young families moving from more expensive cities.

Nassau County’s population jumped by over 30% between 2010 and 2020, and that growth hasn’t stopped. As Wildlight adds more shops, schools, and commercial space, early buyers are seeing their investment grow. If you buy here in the next year or two, you’ll likely benefit from getting in early as the area’s infrastructure catches up with demand.

2. Tradition (Port St. Lucie)

Tradition is a planned community on Florida’s Treasure Coast that has matured significantly over the past decade, and it’s now attracting attention from healthcare sector workers and retirees alike. Cleveland Clinic’s facility in the area has become an anchor employer, and the ripple effect on local housing demand has been steady and measurable.

Port St. Lucie consistently ranks among the fastest-growing cities in the U.S., and Tradition benefits directly from that momentum. Median home prices remain well below comparable communities in Palm Beach County to the south, giving buyers meaningful upside as the gap narrows. It’s a suburb with real economic legs, not just lifestyle appeal.

3. Babcock Ranch (Charlotte County)

Babcock Ranch calls itself America’s first solar-powered town, and that’s not just a gimmick; it has real financial benefits. When Hurricane Ian hit in 2022, Babcock Ranch famously kept its lights on while surrounding areas went dark for days. As a bedroom community for Jacksonville with a fraction of the price premium, Yulee has quietly absorbed significant demand from buyers priced out of the Jacksonville metro. 5. Winter Garden (Orange County)

Winter Garden sits just west of Orlando and has already made a name for itself as one of Central Florida’s most desirable communities. The ongoing expansion of SR-429 and continued investment in the western Orange County corridor signal that the infrastructure is being built to support a much larger population base. 6. Parrish (Manatee County)

Real estate analysts love to call Parrish “the next Lakewood Ranch”, and that’s a big deal, considering Lakewood Ranch is one of the top-selling master-planned communities in the country. Situated in northern Manatee County between Bradenton and Tampa, Parrish offers new construction at more affordable prices than its neighbors.

What makes Parrish so promising is the infrastructure investment already happening. The expansion of the Fort Hamer Bridge and improvements to Moccasin Wallow Road are tackling old traffic headaches. With major home builders and big-name retailers moving in, Parrish is a suburb on a growth path that’s hard to ignore.

7. Nocatee (St. Johns County)

St. Johns County is already Florida’s highest-performing school district by most metrics, and Nocatee sits squarely within it. This master-planned community near Ponte Vedra Beach has been one of the top-selling communities in the country for several consecutive years, and demand shows no meaningful signs of cooling.

Nocatee’s appeal is rooted in practical fundamentals: great schools, well-maintained amenities, easy access to Jacksonville and the beaches, and a consistent pipeline of new development that keeps inventory moving. For buyers focused on long-term appreciation tied to school-district desirability, few Florida suburbs present a more reliable case than Nocatee.

8. Apopka (Orange County)

While often overshadowed by Orlando’s more popular suburbs, Apopka is catching the eye of buyers looking for more space and better prices without giving up easy access to the city. The city has grown a lot recently, and new construction along major roads like US-441 and SR-414 is turning old farmland into new neighborhoods.

With new schools opening and the AdventHealth network expanding locally, there are more jobs and services to support the growing population. Apopka’s price per square foot is still a bargain compared to other spots in Orange County, but that gap is likely to shrink as the area continues to develop.

9. Odessa (Hillsborough/Pasco County)

Odessa straddles two of Florida’s fastest-growing counties and benefits from proximity to both Tampa and the expanding Pasco County corridor. Located right on the I-4 corridor between Tampa and Orlando, Haines City has a major advantage. For a long time, it was one of the more affordable spots in Central Florida. Now, affordability is getting a lot of buzz from investors and first-time homebuyers who find themselves priced out of places like Lakeland and Kissimmee.

Polk County is catching a lot of the population growth from both Tampa and Orlando, and Haines City is a big part of that. Its industrial and logistics job market has been growing, especially in warehousing and distribution. 11. Estero (Lee County)

Tucked between Naples and Fort Myers, Estero has spent the last decade becoming one of Southwest Florida’s nicest suburbs. It’s a popular spot for well-off retirees and remote workers, with high-end shopping at Coconut Point Mall and a growing number of medical facilities to match.

After Hurricane Ian, a lot of money poured into Lee County’s recovery. Estero didn’t get hit as hard, so it’s been attracting buyers who want to be in Southwest Florida but with a bit more security from storms. Plus, with Naples’ home prices getting so high, people are naturally looking to nearby spots like Estero, which is pushing values up.

12. Riverview (Hillsborough County)

For the last ten years, Riverview has been one of Tampa’s fastest-growing suburbs, and it still has room to grow. Its convenient location near US-301 and I-75, plus a ton of new homes, has made it a go-to for everyone from first-time buyers to people moving from older Tampa neighborhoods.

As more people have moved in, the schools have gotten better, and big companies in healthcare, logistics, and finance have set up shop nearby. Home prices are still a good deal lower than in other parts of Hillsborough County, which means they’ll likely keep climbing as Riverview catches up.

13. Palm Coast (Flagler County)

If you’re looking for a deal on the Atlantic Coast, Palm Coast is one of Florida’s best-kept secrets. It’s located between Daytona Beach and St. Augustine, giving you beach access for a lot less than you’d pay further south. It’s no surprise that Flagler County’s population is growing faster than the state average.

There are a lot of older homes perfect for buyers who want to renovate, but there are also brand-new communities attracting families and retirees. As St. Augustine gets more expensive, a lot of that demand is spilling over into Palm Coast, which is usually a great sign for future home values.

14. Wesley Chapel (Pasco County)

Wesley Chapel has changed faster than almost any other suburb in Florida. A decade ago, it was mostly empty land. Now, it’s a bustling area with major shopping centers like The Grove, a growing healthcare scene, and some of the most popular new neighborhoods in the Tampa area.

Pasco County is the fastest-growing county in Tampa Bay, and Wesley Chapel is at the heart of it all.
